The Site

The subject application site comprises the existing Princes House office building located on the prominent corner of Waterloo Street and West Campbell Street in Glasgow City Centre.

Princes House was built as an office building in the 1960’s using concrete frame design and was subsequently refurbished in 1998. It provides office accommodation over ground and six upper floors. The main entrance is currently accessed off West Campbell Street via a double height glazed reception.

The existing building is constructed with High Alumina Cement Concrete which is deemed no longer acceptable for occupied office buildings due to structural weaknesses. This means providing Grade ‘A’ office space for occupiers is no longer possible in the current premises.

The site is also located on the edge of the Central Conservation Area.
